About Henderson Group

Henderson Group Development s.r.o. is a Czech development and general contracting company based in Prague. Its founder and CEO, Ing. Alexandr Savynec, has worked on construction sites since his early teens and began coordinating masonry subcontracting crews in 2013, at the age of nineteen. By 2015 the company was delivering subcontract packages on major works, including the remediation of Prague's Nusle Bridge — metro tube included — and of the ČEZ power plant in Ledvice. A school-building project in Madagascar in 2018 prompted the development of the company's own CRM system, introducing weekly client reporting that remains standard practice today. Since 2019 the entire team has worked on a task-based model built around delivery speed and client satisfaction.

In 2022 the group repositioned, stepping away from smaller works — it had previously completed around eighteen sub-CZK 10 million projects a year — to concentrate on fewer, larger contracts. Reconstructions and rooftop extensions of apartment buildings came to account for roughly 70 percent of its workload, with family houses and villas making up the remainder. In 2023 it completed its first own development: the reconstruction and sale of a heritage-listed building dating to 1450 on Old Town Square in Mladá Boleslav, acting as both developer and general contractor. Its reference list also includes heritage projects such as the Švabín brewery, the chateau orangery in Světlá nad Sázavou and the villa of former president Václav Havel. Today the group's capacity is shifting from general contracting for external clients toward its own residential developments, led by GreenPower Residence Nehvizdy. It operates with a deliberately small core team and an extensive network of vetted subcontractors, which allows several projects to run in parallel without growth in fixed costs.

GreenPower Residence Nehvizdy

The group's flagship own development in Nehvizdy, east of Prague: a residential building of 33 apartments with a total area of approximately 4,000 m², under construction since 2024 with completion scheduled for 2026. The project is built around an on-site energy concept combining rooftop photovoltaics with battery storage. 25 of the 33 units are sold or reserved.
